Strata SM REIT is a SEBI-regulated real estate investment trust focused on fractional ownership of commercial properties in India. Established to make premium real estate assets accessible to both retail and institutional investors, it manages over ₹2,000 crore in assets across 3.6+ million square feet of commercial space. The company has completed over 3,500 transactions and is backed by venture capital and private equity firms, with Strata Capital acting as the investment manager. The trust plans to launch up to six investment schemes in FY 2025–26, with a goal of introducing one scheme per month thereafter. It specializes in Grade-A commercial properties, including offices, warehouses, and industrial assets. Investors can participate through fractional ownership of pre-leased, income-generating assets, benefiting from a regulated framework that ensures transparency and liquidity through secondary market transactions. Led by CEO Sudarshan Lodha, Strata SM REIT aims to expand the market for real estate investment trusts in India, projected to exceed $60 billion by 2026.
